FROGLETS COTTAGE TERMS AND CONDITIONS

This is a legally binding contract between the property owner and the guest and the booking can only be made by an Adult over 18 years of age.

ARRIVAL AND DEPARTURE:

Weekly Bookings, are usually Friday to Friday. Short Break Bookings will vary and arrangements confirmed individually. The property is available from 4.00pm on the holiday start day until 10.30 am on the holiday finish day.

BOOKINGS:

Bookings are not confirmed until receipt of completed booking form and payment of deposit.

PAYMENTS:

Deposit: 50% of rental is due at time of booking.
Final Payment: Balance of payment due one calendar month prior to start date.

Non-payment of balance: This will be treated as a cancellation.
There will be no refund of the deposit, and guest will be liable for the full amount owed.

CANCELLATION BY GUEST:

If a booking is cancelled by the guest more than one month away from the start date of the holiday, the 50% deposit will be refunded in full

If the cancellation is made less than one month away from the start date, no refund of either the deposit or balance payment will be made. We advice guests to take out holiday insurance to cover themselves for this eventuality.

CANCELLATION BY PROPERTY OWNER:

The property owner will endeavour to make sure the stated property is available for the dates contracted. In the unlikely event the property becomes not available and the property owner has to cancel the booking, the property owner will endeavour to find the guests suitable alternative accommodation. If suitable alternative accommodation cannot be found, the guests shall be entitled to a full refund. The property owner shall only be liable to return the monies received. No compensation or consequential losses shall be paid.

DAMAGES:

Guests agree to keep the property and all its contents in a like state of repair and condition, as when found at the start of their holiday. Guests will be responsible for any loss, damage or breakage during their stay.

TERMINATION OF OCCUPANCY:

The property owner is entitled to ask the guests to leave the property without any refund if, in the property owner's opinion, the behaviour of the guests is unacceptable.

NUMBER OF GUESTS / SUBLETTING:

No sub-letting is allowed, and Guests must not exceed the number agreed on the Booking Form.

PETS:

Pets are only allowed by specific prior arrangement.
Dogs must be house-trained, kept off furniture, and under control at all times. Pet-Owners are liable for any damage arising from the pets, and agree not to leave the pet alone in the property. Guests are expected to bring suitable bedding for their pets.

LIABILITY:

Use of amenities provided by the property owner is entirely at users risk, and the property owner takes no responsibility for any injuries to persons or loss or damage to any belongings of persons who use them.
The property owner takes no responsibility for the personal possessions of the guests , and vehicles and possessions are left entirely at the risk of the guests. Children must be supervised at all times.

COMPLAINTS:

In spite of all due care and precautions taken, problems do sometimes arise. Any problem/complaint must be taken up immediately with the property owner, who will take all reasonable steps to put the matter right.
If property should be unavailable for reasons outside the property owner’s control (damage by fire or storm etc) and the property owner is not able to offer the agreed accommodation, then Guests shall receive full refund of their monies paid (but which refund is limited to those monies paid for the holiday).

CLEANING:

We would like to think the guests would treat the property as they would their own home and at the end of the holiday the property is left in a clean and tidy condition. The property owner retains the right to make an additional charge for cleaning should the property not be left in a similar condition to the way it was found at the start of the holiday.

YOUR AGREEMENT:

By completing your Booking Form you have accepted these Booking Conditions.

Failure to comply with the above Booking Conditions will constitute a breach of contract, and the property owner has the right to terminate the booking, and all monies paid by the Guest will be forfeited.
